Thing #1: Be Flexible with Your Move-In Date

When you are building a custom home, you need to be flexible with your move-in date. Don't see your first move-in date as a concrete target; instead, see it as more of a flexible goal.

When building a custom home, numerous delays can occur throughout the building process due to product availability, contractor availability, and even the weather. If you are financing the home building, closing issues could delay the process as well. Additionally, you need a Certificate of Occupancy before moving anything into the home to be compliant with building code requirements.

That is why it is essential to be flexible with your move-in date, as your initial move-in date will more than likely move around a little bit as you work through the construction, permit, and mortgage process.

Thing #2: Be Flexible with Your Budget

You need to be flexible with your budget. You should adjust your budget so that you have ten to twenty thousand dollars in wiggle room. As you work to build your home, you may come into issues that make the build more complex, like the need for extra excavation before your home's foundation can be laid.

As you work to choose materials for your building, you may also decide that you want to upgrade from the builder-grade materials that are used in most home construction to higher-quality materials. Builder-grade materials are generally of lower quality which makes them cost slightly less. You may want to upgrade various materials during the building process to enjoy higher quality and longer-lasting materials. That can increase your budget, so be sure to give yourself some wiggle room.

Thing #3: Be Ready to Make Lots of Decisions

Finally, you need to be ready to make a lot of decisions. Building a home will require you to make hundreds of decisions. That can be exhausting, which is why you should go through each room in the house before the building process begins and make as many decisions as possible down to the smallest details.

Then, as the building process starts, have a system in place for making building decisions. Know where quality matters to you and where savings matter to you. Allow your builder to streamline the process by presenting you with high, medium, and low-price point options. Decision fatigue can be avoided with proper planning and guidance from your contractor.

When building a custom home, you need to be flexible with your budget and move-in date, as both things will probably change throughout the building process. Try to make as many decisions as possible before construction begins, and work with your custom home builder to simplify the decision-making process.
